Cadnant Planning are pleased to have secured approval for a new 39 bedroom hotel and 89 high quality holiday lodges on the site of the former Bryn Morfydd Hotel and Golf Course in the Vale of Clwyd.
Cadnant initially provided pre-application planning advice to our client on the proposal, then subsequently steered the project through planning, including an extensive pre-application public consultation process, subsequent submission and negotiation of the application and presentation to planning committee.
Cadnant Planning worked closely with all stakeholders to negotiate the development to a position where, despite some objection, the balance fell in favour of the development.
Cadnant co-ordinated a team of consultants who pulled together a scheme which will deliver a new contemporary designed hotel on the site of the now derelict Bryn Morfydd Hotel and 89 lodges on the former golf course and surrounding land. The team overcame a number of constraints with a thorough assessment of impact on the Vale of Clwyd Area of Outstanding Natural Beauty; impact on trees and ecology; a poor local road network; and, the effect of the development on the community and the Welsh language.

The longer term economic benefits of the scheme will create at least 20 jobs locally and deliver an anticipated £1.2million spin off spending annually within the local economy. The developer has undertaken to maximise benefits to local contractors and other businesses, will seek to recruit full-time staff locally and will improve access between the site and the village of Llanrhaeadr.
