Erection of 10 affordable dwellings on land off Heol Martin, Eglwysbach

About this application

The proposed development seeks full planning permission for the erection of 10 affordable dwellings, along with associated works for the laying of a new internal access road extending from Heol Martin, provision of additional parking spaces to serve the existing dwellings on Eglwysbach High Street, landscaped areas and drainage provisions.


The site is allocated for residential development of up to 10 dwellinghouses under Policy HOU/1 of the Conwy Local Development Plan (LDP) and the development proposes the erection of 10 affordable dwellings. Local planning policy states that residential development on allocated sites within Tier 2 ‘Main Villages’, such as Eglwysbach, should seek to achieve 100% affordable housing for local need (AHLN) under Policy HOU/2 of the LDP.


All of the houses will be provided as affordable housing which will be delivered to local people through local affordable housing registers such as Tai Teg. Discussions are ongoing with local Registered Social Landlords (RSLs) in order to ensure the delivery of these houses as affordable dwellings for local residents, and an RSL is expected to be on board with this project in the near future.
The development will extend the estate road of Heol Martin to the south-east, with a new road branching off to serve the proposed dwellings and reach the rear of the gardens of the dwellings on the high-street, where six additional parking spaces are indicated to be provided to alleviate the parking issues faced along the High Street. All of the proposed dwellings will be located outside of the flood risk zone and away from the watercourse located south of the site. The development has been designed to retain as much of the existing vegetation and trees in and around the site and the dwellings have been designed to be of high quality in appearance and materials, with the context of the surrounding area kept in mind.
